PNC Bank. Been with them for years............
They can even do the whole house in a home equity which saves massive closing costs. We did that three years ago and all closing costs were $108.00. No points, no surprises. Just a fixed interest loan for 20 years. Granted a mortgage might get you a few ticks lower on interest but the hassle and points and so forth can really be a pain.

What county are you in? Wright Patt credit Union is now in Hamilton county and I doubt you will find a better rate than what they're offering. If that doesn't work out then check out some of the other credit unions in the area. As far as banks go Union Savings has low low closing costs and competitive rates and Third Federal usually is offering very good rates.

Guardian Savings or Union Savings usually have a little lower rates and closing costs.....
We've refi'd twice through them, they were very easy to work with.

Check with WPCU anyway. I know they service Warren and Hamilton counties so Butler seems like a no brainer.

x2 on Guardian Savings....we have done the same. We shopped around our first time refinancing our house. Nobody else could come close to their rate or closing costs. $250 total closing cost our last time if I remember right.
