Guardian Savings....I just did a refi, 3% for 15 yrs $250 in closing costs. On a new purchase I think it's $500.

We have used Guardian also. There is a guy by the name of David Klein. He was great to work with and made sure you understood every dollar on the forms.

I've used Union Savings in the past and its hard to beat their combination of closing costs and rates but we are currently with Wright Patt Credit Union which I believe has started moving in to the Cincinnati market. Their rates were even better than USB's. The last time I looked they were at 3.5% on a 30 yr. and 2.75% on a 15 or 10 yr.

i got my first with bill landwehr @ American mortgage, hes the VP and very good at what he does, lol you can tell when the banker starts shakin there legs thing are moving in there head,

Depends on what you are buying/risk factors etc. Local banks and credit unions are always better to work with and usually have better interest rates.

My son's loan on his 03 F250 Diesel is with Wright Patt Credit Union. They have funny requirements, I'm not on the loan, but I had to open a checking account because my son works in NKY and not Ohio (and we live in Butler county).

I've never run in to anything odd with them but having an account with them I think is pretty standard for a credit union.
