Selling our 3bedroom 1bath, 2 1/2 car garage brick ranch house. We have totally remodeled the entire house to include the garage. House also has a sun room and large wooden shed in the fenced in back yard. Brand new stove and dishwasher installed; Will also include front loading Bosch washer and dryer.
Our home is really nice, just too far of a drive every morning to work : (

Wait 2 years and then sell it. You're going to take a hit in this market. My step dad's been a realtor 40 years...he said I'd be lucky to get 80k out of mine and it's identical to your home. 3 bedroom, 1 bath, living room, kitchen, 2 car garage, fenced back yard.... Mine's in West Carrollton tho, so that might hurt the value of mine lol. Funny part, my house was appraised at 100k when I rehabbed it lol. This market sucks...

Have you thought about staining that shed? It's not much for supplies, and would really make the backyard look more appealing.

$5k non-refundable deposit, deducted from the sale price at the end of the term.*

$800 a month, for a 12 or 24 month lease. Must purchase at the end of the lease.*

Owner, me, will not be responsible for any repairs.*

Default at anytime will result in an eviction. Deposit in NON-REFUNDABLE.*

*per signed contract

Have you thought about staining that shed? It's not much for supplies, and would really make the backyard look more appealing.

It's on the honey do list! :bigthumb The barn is bigger than the pictures shows. Thought about making it my personal gym. It even has a window so I could run a window AC unit. :)

Dude, rent it out. I don't know what your mtg payment is but you could EASILY get $800-900/month in rent for that place. Buy time untill the market turns around and get some more money out of it. Just make sure you have good renters.

Ours has been on the market 8 or 9 months now and we've reduced the price $15k already. Had a lot of showings and everyone seams to like it, just found something cheaper. People that have had their house on the market 2-3 years and can't take it anymore are taking crazy low offers these days. It truly is a buyers market. I can't afford to take a hit like that, or to hang on to it much longer. If it doesn't go soon, it will become a rental. :(

Rent it. I can't get what I want if I try to sell mine. So I've been renting since last September and it's actually very nice. Sure you gotta work with the tenant, plumbing repairs and such...but they're paying your mortgage. I'm charging $750, but if they had an animal I'd jack it up. You assume a bit of risk, but once you get a good tenant you're set. Then sell it in a few years when the market adjusts.
