reotrans.com you have to sign up, but, they will email you listing of properties when new ones become available.

Also if you are looking into purchasing a foreclosed home and have 10% cash to put down look into sherriffs sales or auctions in your county. I know Clermont County has a website that lists the homes for sale for a month.

We purchased our home by sending the homeowners of the home we were interested in and doing a short sale, saving the previous homeowner from having to actually foreclose. It takes a lot long and is time consuming, and VERY stressful, but saved us at least $20k plus we had instant equity. If you need help or more information let me know.

Alegna only does ohio right now.

I would recommend no paying for any of the Foreclosure sites out there, there are tons that you don't have to pay.

Where are you looking? I can probably help

I am mostly looking for raw land, but if there was a real good deal on a house with the land, then that could be an option. My rental house is for sale currently, and as soon as it sells, we are looking to buy the land to eventually build a new house. We will probably spend up to $100k for the raw property to build on.

My wife kind of wants to stay around Batesville, but as long as the school district is Excellant, then we are considering relocating.

I'm not licensed in KY yet, will hopefully be by the end of the year. If you need an agent that specialists in either KY or IN, let me know i have contacts, they will be the people you want to talk to becuase there are plenty of properties that are foreclosed on that are on the market yet...

(i hear the schools are exellent & i know we pay them alot of cash each year between property tax & school income tax. But i mostly recommend it so we can have some buddies nearby:tongue2:)

oh, and there's some land up the street for about 10x your price range.. maybe you can get an interest-only loan lol lol

that is the current list going through sheriff sales in ripley county. What you can do is if you are interested in the property send them a letter in the mail and try to do a short sale. There was a guy on turbomustangs in that area that purchased a few acres with a home for $85K. It can be done and there are deals out there you just have to be patient.

My perfect situation would be to buy and old farm where the house could be torn down and build a new house while keeping the barn and out buildings.

Jaylynn....the raw land is just too much $$ out there.

2 nd page states: I live on the edge of a hillside overlooking downtown Madison and the Ohio River, it is right in the middle of town, no neighbors, and room for a shop next to the house. Suits me very well and pretty nice for cheap. I bought it from a guy for his payoff just before it went back to the bank and hurt his credit. I was 30k to the good the first day but it needed a lot of freshening up so it was showing very poorly. The grass was up to the middle of the windows and it looked like the last nights party never got cleaned up inside, had been not lived in for 9 months. Was certainly a sleeper, even my realtor about shit when he stopped to think about it. My total investment including all the work and the new shop is just slightly higher than the original appraisal when it was looking terrible so that makes me feel like I done real good on this house deal.
