Can you do inlays?

If so - PM me a rough bid for a 30sqft rectangle (minimum cutting) and then a 200sqft kitchen, again, very square room. Would need 2 transitions from HW to Carpet. Sub floor is 3/4'' and moisture level is fine. Product would be 3/4" Solid pre-finished kempas and Felt would be laid and stapled.

What is better finished or unfinished? I figure the finished would be more money in material and the unfinished would be more labor. I figure the area to be almost 850 sq ft if we do the kitchen also.

Finished is better in most cases. It comes with factory sprayed aluminum oxide coatings that resist impact and look newer, longer.
Also, there is no (finish) sanding involved when you put down pre finished which means you dont have to quarantine that room during installation.
In almost every thing us "normal" people would deal with buying finished is more economical. You can expect to spend about $2.50 Sq/Ft for 'Cabin' grade pre finished and about $4.00 sqft for Residential Grade and then it just starts to go up from there as you get in to non-domestic species.

You have done some mighty fine work there. I have been in the flooring business for almost 10 years. (selling not installing). Although i have done alot of inspection in my time. I have alot of respect for you guys. I could not do it. I would try to recomend you but since i work at a big box store that is highly frowned upon.

It's not that bad. You have the notched trowel? I think I may have one floating around here somewhere. You'll need those plastic tile spacers too. The big thing is getting a good sealer down on it.

I recommend not spacing the tiles, you'll get big grout lines. Lay out some lines and do small sections at one time with the mastic, it's easy to keep it straight. Without spacers you'll get nice tight joints with small grout lines. I'd go with 12" tiles too- way less grouting to do during the install and less to clean later on. The key is a nice level surface for bigger tiles or the corners will be uneven. You can try a thicker layer of mastic to try to level them out if it's not even. Smaller tiles are easier to put on an irregular surface.

Just my opinion from years of doing our own home improvements.

dang buddy,and i thought i was one of the only morons on the earth doing this type work LOL!!! i do it for a living to and i've been doing it for 7 years now.that weave you done looks great! and those are always fun huh? especially when the floor shrinks over time and when you get to the middle of the weave the boards get tighter to put in place LOL!! and i like the work you done with the prefinished and boarders to.i like cutting in the madallions in the floor thats always cool to do,and i like doing the raw oak with the brazilain cherry or walnut boarder rather than the boarder done with the same species wood.i always try to encouage customers to go with a different wood for the boarder and the picture frame around the fireplace,just to make it stand out. anyway good work man!

thanks! yeah that small room with the border all the way to the center was a pain all that routing and cutting and working toward the center as it got that small SUCKED lol but they do look awesome. I also like a feature stip in the borders, makes it stand out and looks real nice. do alot of picture frames @hearths but never done one from a dif species.

Yep you're correct. Smaller ones like 1/8" are mostly for homes and 1/2" are mainly used at restaraunts and commercial use.

I hear that that's why we're in the business of remodels and additons. But pm me your # I'll pass it on to my partner. He usually uses finishing touches for the wood floors but, after our last addition he may be open to new sub contractors for that. The last job we used them there ended up bein a lot of swirl marks in the new and refinished. Although, it was red oak stained with chicobo bean so it was ultra dark and it shows everything.

Floor tile starts out at about $10 per sq. foot and goes up from there depending on patterns and what not. Wall tile is a little more.

Holy crap! No offense, but unless you got some REALLY high end finishes in there, that's too much. My Mom's bath was done by a contractor for $6000 + materials (about $4K of materials). That included all demo work, a 50% bigger tub than you showed, a pair of skylights, relocating the toilet flange, new vanity, new sink, new toilet, new subfloor, new floor tile, new wall tile, new lighting and a new exhaust fan. The only thing we did was the paint after they were finished. It's a big bath too, all three of mine would fit in that one.

This was part of a 2 story addition in Mariemont not a remodel. The tile alone was over 6k. The 30k price in the bathroom includes everything @ $120 a sq. foot. So thats all new walls, that section of roof, demo, tying into the existing house, and etc. Pretty much this was an all new structure. Total project was 130k. Put it this way that bathoom is the size of an avg living room lol.

I'll get picks up when I clean up and put all the furniture back. It was a very clean install and looks great! I would highly recommend and you will not even come close to beating the price unless you do it yourself and who really wants to do that :lol:

Are you still doing sidework? If so, I will have a job I would like you to look at. We purchased a house (basically, havent closed quite yet) and it had purgo floors, but they were installed improperly and are all buckling and look like crap... anyway we are almost 100% positive we want hardwood on the entire 1st floor (~800sq ft, I think)... once we get the house, think you could give us a quote w/you providing the material and another one with us purchasing the material and you just doing the labor?
